Custom home architects signal potential market contraction, but good news for the kitchen. The 3Q24 Residential Design / John Burns US Custom Residential Architecture Index (USCRAI) rates 49 out of 100, indicating that custom residential architecture industry sentiment in 3Q24 was Normal. However, with the past 2 quarters below 50, this may signal slowing activity on the horizon. Kitchens may be a bright spot for product manufacturers. Here are a few highlights… 🏛 Government: Immigration has significant implications for housing demand (particularly rentals), and it is now trending slower. 💰 Economy: Expect smaller and denser homes for affordability since we have a long way to go before we can get back to normal affordability. 👪 Societal Shifts: Many single and couple households (no kids) support the push to smaller homes. 📱 Technology: AI and social media are changing sales and marketing strategies and accelerating the design cycle. #jbrec #nhti #demographics

Want to experience luxury in Las Vegas? Check out Anja Seng's overview of SkyVu at MacDonald Highlands: These luxury homes are positioned along the mountainside with panoramic views of the Las Vegas Valley (and the Strip!), not just from the backyard, but just about every part of the home. These homes come standard with 10' stacking sliding glass doors on the rear of the home, but the builder says buyers have been loving the upgraded 11' doors to further take advantage of the view. And although the homes really open up to the outside, the lots and homes are strategically positioned to maintain privacy between neighbors. Another feature I enjoyed about these homes is the kitchen layout. You can tell they're designed for entertainment. Unique islands that drop down to 36' make this kitchen suitable for guests or informal dining. It maintains a sophisticated look by making the appliances sleek or invisible - the induction stove and gas burners sit almost flush with the countertop, there is an appliance garage to hide countertop appliances, the panel ready fridge blends in with the cabinetry, and the oven, microwave, and other appliances are tucked around the corner. It was great visiting Riverlights in Wilmington, NC yesterday and to see The Cottages at Riverlights. This beautiful project is the first BTR project in the market and is really well executed. It offers a mix of attached and detached homes, 1 and 2 stories and even some unique loft-style homes. The amenities include pool, seating areas, fire pits, fitness, business center etc. and soon it will be in walking distance to retail. Fantastic onsite team. Leasing up well. A few things Anja Seng really likes about this charming 1,553-sq-ft townhome at Nexton (Featured on DesignLens in September 2024): 1. Substantial kitchen and storage: 73% of homeowners and renters would be fine with a much smaller kitchen that this, but the way the kitchen wraps around all 3 sides accentuates the width of the home and allows for more cabinetry. The nook along the dining area is also a great storage opportunity for a butlers pantry of sorts. 2. The detached garage: Though this might not be favorable to all buyers, there are some notable positives: It allows for a more traditional 2-story layout with the open great room and kitchen on the ground floor and the bedrooms on the second floor. And it defines a private patio in between the home and garage. (don't you also love the little passthrough they created just by putting a sill under that window?) 3. The second primary bedroom: Having just one floor plan keeps construction efficient. However, Brookfield grants flexibility to different buyer demographics by offering an optional second primary bedroom in lieu of the two secondary bedrooms. Perhaps someone's ready to buy with a roommate, not their spouse and family. As our Summit showed us, rethink standard layouts to suit changing demographics.
