We’re delighted that Madame Architect toured LMXD and Ray's National Black Theatre construction site in Harlem. The project will be a 21-story mixed-use building and serve as the permanent home for the National Black Theatre. It will also include 222 new residential rental units of which 25% will be affordable, and community and retail spaces. Congrats to SBH Health System for receiving the Healthcare Association of New York State’s (HANYS) 2024 Community Health Improvement Award for its SBH Health and Wellness Center at our Cooper Gardens project in the Bronx. HANYS highlighted that the wellness center and the overall property address various challenges of the Bronx, such as income inequality, inadequate housing, food insecurity, and limited safe spaces for exercise. Cooper Gardens, which was developed by L+M and Hornig Capital Partners in partnership with SBH Health System, transformed a parking lot into a groundbreaking development that improves the community by providing 314 affordable housing units, an affordable community fitness center with various classes, a rooftop farm with an apiary managed by Project Eats, and on-site social services by BronxWorks. Approximately 30% of units at the property were set aside for residents who were formerly homeless. L+M’s Senior Director of Building Envelopes Sara Tsiropinas, RA LEED AP shared her expertise on a panel titled “Affordable Housing: Creative Design Solutions” at Zak World of Façades, a global conference series on façade design and engineering, this week. Sara spoke about the work L+M has done to transform New York City Housing Authority (NYCHA) properties as part of the PACT program, such as the Cross Bronx Preservation, and how important façade remediation work is to maintain a safe and dry environment for residents as well as improve the energy efficiency of the buildings. Sara emphasized that ultimately the façade work strengths the community of our developments by meeting residents’ needs and enhancing their quality of life. The event was hosted by Women.NYC to highlight influential women in the sustainability industry, showcase new styles made from sustainable materials and crafted by local designers from the Brooklyn Fashion Academy, and provide an amazing networking opportunity with industry leaders and sustainability advocates. CBS News featured our Sendero Verde development in Harlem for setting a new standard in sustainable affordable housing. The news outlet praised the property for reducing “energy use by more than half that of a traditional New York City complex of comparable size.” Built by L+M, Jonathan Rose Companies, and Acacia Network, Sendero Verde is the largest Passive House-certified, affordable housing project in the United States. The property has 709 permanently affordable units, and a wide range of amenities including a public courtyard, fitness centers, a bike room, lounges, laundry rooms, computer rooms, community rooms, and public gardens. The property was designed by Handel Architects, and AECOM was the landscape architect. The Hip Hop Museum recently unveiled captivating new artwork outside our Bronx Point development for the building’s residents. This new piece, which was created in response to residents’ desire to see art from their windows, was crafted by Eric Orr, the museum’s artist in residence. It follows the Rappin’ Max Robot steel sculpture that was installed in front of the building earlier this year. The new art piece, which was sprayed on a structure for the water maintenance system, salutes hip hop culture with its graffiti style, references to music with vinyl records and a microphone, as well as silhouettes of break dancers and performers. L+M Development Partners and Type A Projects completed the 542-unit affordable housing project Bronx Point in October 2023. The Hip Hop Museum is expected to open in the building in 2025. We're thrilled to spotlight incredible Hispanic artists, Maria Dominguez and Betsy Z.Casanas who created two stunning murals at Sendero Verde in East Harlem. Recently mentioned in The New York Times, their artwork beautifully depicts the native plants and rich history of the community, honoring the Indigenous Lenape people. Both murals lead into the property’s courtyard with Maria’s creation showcased along a grand staircase, and Betsy’s artwork featured along a curving ramp. Maria began her journey in public art in 1982 while at the School of Visual Arts. As a co-founder of Artmakers, Inc., Maria has created over 30 murals across schools, community centers, and neighborhoods. Betsy is a visual and public artist, educator, community activist, and organizer. She is the director of A Seed on Diamond Gallery (S.O.D.) and founder of Semilla Arts Initiative. With 25 years in the arts, Betsy has crafted over 40 murals worldwide. Sendero Verde is a joint venture between L+M and Jonathan Rose Companies. The three-building property includes over 700 units and is the largest multifamily affordable Passive House development in the United States.
