Lafayette was founded in 2011 as one of the very first investors in the Single Family Rental (SFR) asset class. Today, we have over $1Bn in assets under management across a portfolio of ~5,000 single family homes in 8 states (including homes under construction). We are fully vertically integrated with in-house Property Management (Brandywine Homes USA) and Homebuilding & Development (Marquis Homes). In 2023, we were voted 'National SFR/BTR Platform of the Year' and National CEO of the year at the IMN Industry Awards.     🎉 We are thrilled to welcome Fernando and Abdul to the Lafayette team! 🌟 Fernando Avendaño joins us as an Acquisitions and Development Associate. His role will involve underwriting new BFR investment opportunities and supporting the execution of our deals under development. Fernando's background in construction and architecture at the firm Estudio Valdes Arquitectos in Santiago, Chile, gives him a great understanding of the single family home product. Fernando then honed his analytical skills through a masters program at Columbia University, as well as through his internship with Marquis Homes, Lafayette's homebuilding Affiliate. 📚 Fernando holds a Master of Science in Real Estate Development from Columbia University and a Master’s in Architecture from Pontificia Universidad Católica de Chile. 🌟 Abdul Basit-ACCA Member , BSC (HONS) is joining our Finance team as Senior Accountant, bringing with him a robust and diverse experience in accounting, financial reporting and budgeting. Starting his career as an Audit Associate at Crowe Horwath International, Abdul has worked in various sectors, including fintech, real estate, and manufacturing, across global regions. His skillset will be a great asset to our Finance department. 📚 Abdul holds a BSc Honours in Applied Accounting from Oxford Brookes University and is a member of the Association of Chartered Certified Accountants (ACCA).  🤝 Welcome to the team, Fernando and Abdul

    Lafayette Real Estate has closed on the land at Hawthorn Hollows in Venice, Florida (Sarasota MSA), which Lafayette Real Estate and Marquis Homes will develop into a townhome community.  🏡 Hawthorn Hollows will feature 50 townhomes, offering a mix of 3- and 4-bedroom units across 9 buildings on a 10-acre lot. The community will include modern interior amenities such as luxury wood-inspired flooring, LED lighting, stainless steel appliances, and attached garages. The community will also include a dog park, providing a perfect space for residents and their pets.  🌴 Located in the vibrant Venice area, residents will benefit from top-rated schools, proximity to major employment hubs, and access to entertainment and retail options. These include the recently completed Sarasota Memorial Hospital Venice campus, which employs over 1,000 people, the adjacent Waterford Golf Club, and the charming historic downtown Venice.     Cyrus Shahabi, VP of Strategy & Chief of Staff, represented Lafayette Real Estate at the Information Management Network (IMN) U.S. Real Estate Opportunity & Private Fund Investing Forum in Newport, RI on June 19-21, 2024, and spoke amongst some industry peers on the "Build-To-Rent/Single Family Rental Market On Steroids" panel. Below are some insights from the conference and panel:  💸 Capital Formation -Investments in GP stakes are gaining traction: larger generalist Real Estate PE players recognize the value of expertise and vertical integration that specialized GPs bring to the table - There is liquidity for Joint Venture capital, but JV LPs are more focused on acquiring and recapping assets, than on committing to blind pool - assets catch attention 👀 - Increased amount of GP led secondary transactions as some LPs require liquidity but GPs don't think timing is ripe for asset dispositions  🏡 SFR/BFR specific insights - The optionality of selling BFR homes either to an institution or to individual home buyers is being proven: some players are selling off BFR homes one by one to retail buyers, friction costs are expected to go down over time - Don't forget to pay attention to your demographic demand when designing your homes (size, bedroom count, specs) - e.g. a 1,400 square foot 4 bedroom home might pencil on paper, but it won't work in practice - Multifamily inventory is not well suited for millennial families - only 12% of the inventory has 3 beds or more - It's not just about millennials, other demographic groups also want to rent single family homes, such as empty nesters

    📢 New Lafayette Award! 🥚 In 2015, we started working with the CIEE Council on International Educational Exchange, a non-profit and world-leading organization for international professional and educational exchanges, to help us sponsor talented students from around the globe as part of our Lafayette internship program. Since then, it has been our great joy to receive, train, and support over 30 talented young professionals. 50% returned to their home universities to finish their studies, and 25% joined us full-time and extended their stay in the US under long-term arrangements. We're incredibly grateful for the brilliant students who have contributed to building Lafayette over the last decade, and it was just last year that we celebrated them on LinkedIn (link below)! 🏆 Today, we are proud and thankful that the CIEE Council on International Educational Exchange awarded us the "Outstanding Commitment to Student Development" award at their annual Internship Industry Partner Awards. Our global internship program emulates the virtues of immigration that are in the United States' DNA. In a recent talk at the Milken Conference, Jon Clifton from Gallup highlighted that the American Dream is even more alive outside of the USA than inside: the US continues to be, by far, the most attractive country in the world. Our internship program contributes to bringing believers in the US to keep that dream alive.     🌟 On May 22, 2024, Lafayette embarked (literally) on a journey with “STAND AS ONE”, Éric Bellion’s racing sailboat. We are excited to follow Eric, Marie Lattanzio, and their team’s journey and help them share their vision, mission and values which we can identify with.  🌊 Éric Bellion is a renowned sailor, writer, entrepreneur, and advocate for diversity.   🌍 A Journey Spanning Beyond the Seas: it’s about realizing one’s full potential, leadership, risk management, decision-making, pushing boundaries, controlling fear, teamwork, innovation, and plenty of other powerful messages that we love to reflect upon.  👥 The Power of Diversity: Éric often highlights how diversity creates challenges that foster innovation, which in turn raises performance to new heights. To prove his point, Éric has sailed with disabled individuals, demonstrating that their unique abilities can lead to extraordinary outcomes. A blind sailor turned out to be a great skipper thanks to his acute sense of the elements of the sea and the balance of the boat. "Diversity is not easy, but it’s worth it", and at Lafayette we fully agree. 💪  ⛵ Vendée Globe, a Mythical Race: Éric’s passion for sailing has taken him on numerous adventures around the globe, including participating in the legendary solo, round-the-world race, Vendée Globe, in 2016, arguably the most challenging and extreme sporting competition to exist. While facing freezing temperatures and spine-chilling waves in the South Pacific Ocean, he recorded a video message vowing never ever to race on "Le Vendee" again.... Guess what..... Eight years later, he is racing it again! 🏆 🏡  Lafayette Team Support: To qualify, he just completed the Transat CIC, which took him from Lorient to Newport. Thibault Adrien had the immense pleasure of sailing with Eric from Newport to New York, and the Lafayette New York team met with Eric before he left for another race, the New York-Vendée. 📢 We look forward to following STAND AS ONE's journey and will post some news during Vendée Globe 2024 (starts in November), which is going to be very exciting for us to follow.     Josh Nathan, CFA Managing Director, and Cyrus Shahabi, VP of Strategy & Chief of Staff, represented Lafayette Real Estate RE at the Information Management Network (IMN) SFR EAST Miami conference on May 20-21, 2024. Here are the key insights from their participation:  🔎 Josh' Insights: 🏡 PanPanel Participation: "Buy & Hold Acquisitions: As Economic Clouds Disperse Have You Stepped Up Your Property Search?" - Finding scattered inventory (existing homes) at a good valuation remains a challenge. We find that the key is to remain active across multiple sourcing channels, and maintain strong relationships (brokers, builders, iBuyers, wholesalers, and other direct sellers). - Distress is not systemic but the growing liquidity needs from Funds and OpCos will create some opportunities. - New product (co-living, ADUs, etc.) are gaining some traction due to affordability, but proceed with caution due to financing concerns, and uncertainty around institutional pricing and demand at scale. - 2024 is looking brighter than 2023 for those with strong financial footing, with an increase in institutional activity and pricing stability.  🔎 Cyrus' Insights: 🏡 Panel Participation: "Identifying The Key Strategies For Growth & Entering New Markets At Ferrari Speed" - No matter how much technology you have, you still need some boots on the ground. You can scale and improve efficiency with remote and centralized resources, but you need physical presence in the markets. - When assessing new markets, it's not just about the yields and local supply & demand conditions, there are regulatory and operational considerations as well: How much red tape is there?
