Imagine Nashville Priority #3: We have ample attainable and affordable housing options that match demand and meet our needs. For the past decade, Nashville’s housing demand has surged, with limited new housing contributing to an affordability crisis. With the median home price soaring 62% over the last five years and rent increasing by 71% between 2020 and 2022, 22% of homeowners and 52% of renters now spend more than 30% of their income on housing. To address this, Nashville will produce 25% of the affordable housing needed by 2030. But there’s hope with initiatives like the Barnes Fund, Nashville Catalyst Fund, and the upcoming Unified Housing Strategy, which will provide actionable steps towards ensuring affordable, safe, and stable housing for all. Ideas for Action: >Set targets for diverse housing types, prioritizing options for older adults, people with disabilities, and those experiencing homelessness. >Identify public/private properties to increase the housing stock through partnerships and incentives. >Educate and engage the public on housing diversity as an economic development issue. >Accelerate funding for affordable housing efforts and leverage new revenue options. >Streamline zoning and permitting to encourage attainable housing development. Imagine Nashville Priority #2: Our transit system allows us to move about the city safely and efficiently. Nashville is growing fast, but our transit system hasn’t kept pace. With only 1.6% of commutes happening by public transit and most relying on cars, traffic congestion is rising. Imagine Nashville’s Priority #2 calls for a shift: investing in transit options that are accessible, safe, and efficient for all. To make this vision a reality, Nashville must create high-capacity transit corridors, enhance safety, and promote public transit options. Mayor O'Connell's Choose How You Move program, on the November ballot, will be a vital step toward these goals by funding infrastructure improvements. Imagine Nashville is committed to building a city where every resident feels a deep sense of belonging; and that starts with creating pathways to a living wage and a higher standard of living for all Nashvillians. Priority #1 highlights two key areas: developing good jobs that provide essential benefits, like health care and childcare, and aligning education and workforce training to ensure residents are equipped for those roles. Nashville’s growth has brought 24,000 new jobs in the past year, yet 47% of residents still earn below the living wage. By fostering economic development, expanding educational pathways, and supporting small businesses, we can make Nashville a place where everyone can thrive.
