#ICYMI - Commercial Real Estate Direct, recently published an exclusive interview with our Managing Partner, Brian Good, discussing why iBorrow views 2025 as a year of opportunity for alternative lenders and the different ways iBorrow bridge loans have positively impacted partnership’s acquisitions over the years.     In the past, many alternative lenders had to pull back in activity, due to rates increasing. But now, some are taking a pro-active stance and aiming to take advantage of the relative void and what they expect will be an increase in property transactions.     What’s different now than during the last lending cycle is that bridge lenders often are finding themselves extending loans to take out other bridge loans. That practice previously had been looked at negatively. But given that so many lenders loathe to extend loans against properties whose business plans might simply need more time to pan out, it’s become a lending opportunity.     “As a bridge lender, you typically don’t want to take out another bridge loan,” Good said. But “if a sponsor puts new money in… and they’re not trying to hide the ball from us,” providing take-out financing is an option. Commercial Property Executive recently connected with iBorrow’s CFO, Kehvon Thomas, to get his professional viewpoint on why private capital providers are less reluctant to serve the sector than banks are.     It’s no secret that the retail commercial real estate market has seen a remarkable turnaround since the end of the pandemic. Check out iBorrow’s most recent industrial property transaction where we provided a bridge #loan to help facilitate the acquisition of a 59,242 square-foot, 100% - leased #industrial building in #Tampa, FL.     iBorrow provided the 70% loan-to-value financing on behalf of the Sponsor, Reich Brothers, an owner and operator of more than 15 million square feet of industrial properties throughout the country.     A key component of the Sponsor’s strategy was leveraging an existing relationship with the building’s tenant – who had an in-place lease at well-below market rate that was set to expire in April 2025.
