Yesterday, along with co-developer Partnership for Affordable Housing, Inc., we celebrated the ribbon cutting ceremony for Baker Flats. Baker Flats brings 52 units of affordable housing to Evansville, Indiana and serves individuals 55+ that earn between 30-60% AMI. Thank you to our partners Indiana Housing and Community Development Authority (IHCDA), Merchants Capital, and City of Evansville-Vanderburgh County for making this project possible.

Progress photos from Baker Flats in Evansville, IN. House Investments and Partnership for Affordable Housing, Inc. are excited to welcome residents in early 2024. Baker Flats consists of 52 age-restricted units that serve individuals 55+ who earn between 30% and 60% AMI.

Last Thursday, Indiana Housing and Community Development Authority (IHCDA) awarded 4% Low-Income Housing Tax Credits, Indiana Affordable and Workforce Housing Tax Credits, tax-exempt bond volume, and Development Fund loan for Dalehaven Estates. Dalehaven Estates will include the resyndication and substantial rehabilitation of 119 units, comprised of 1-, 2-, 3-, and 4-bedroom units, that serve individuals and families between 50% and 60% AMI in Evansville, Indiana. Dalehaven Estates will undergo substantial interior and exterior renovations throughout the entire property to ensure residents have a quality, affordable place to live for many years to come. Our team is looking forward to partnering with co-developer Birge & Held to preserve much needed affordable housing in Evansville.

Thanks to everyone who supported our team, along with co-developer Partnership for Affordable Housing, Inc., yesterday at the Forty Six Flats groundbreaking! Forty Six Flats will bring 173 units of affordable housing and 14,000 square feet of commercial space to the northeast side of Indianapolis. These units will serve individuals and families who earn between 50% and 60% AMI.

Today, City of Indianapolis Mayor Joe Hogsett joined Partners for Affordable Housing and House Investments, and Indy Council to break ground on Forty Six Flats, a $41 million affordable housing development bringing 173 affordable units to Indy’s north eastside. “Forty Six Flats carries forth our goal of increasing housing supply across Indianapolis neighborhoods. We’re leveraging a once-in-a-generation opportunity to address one of the most urgent challenges facing Indianapolis neighborhoods.” - Mayor Joe Hogsett All 173 units at the development are affordable. Forty Six Flats will offer 1 & 2-bedroom units serving individuals and families making at or below 60 percent of the Area Median Income, which equates to $40,620 for an individual and $58,020 for a family of four. Rent will range from $705 to $890 for a one-bedroom, and $855 to $1,075 for a two-bedroom. Residents will also have access to case management, financial literacy, utility assistance, employment services, and outpatient mental health services via Aspire Indiana Health. Hogsett Administration supported this project with $2,750,000 and a PILOT agreement to secure deeper affordability levels. Forty Six Flats is one of several developments funded by Indy DMD’s $20m affordable housing creation and preservation ARPA allocation. The development will also feature 14,000 sq ft of commercial space, a dog park + outdoor recreation. Once completed, Forty Six Flats will connect hundreds of Indy residents and their families to IndyGo’s system and the future Nickle Plate Trail.
