Limited retail supply in a sector “right sized” for lower demand could help to drive up prices in the next market cycle. Our Chief Investment Officer David Steinbach says to look out for signs that retail demand is set for a cyclical and secular rebound as wage growth supports consumption and the trend of increasing e-commerce normalizes. In partnership with Ontario Teachers' Pension Plan, we have acquired two Build-To-Rent (BTR) assets in Brisbane, Australia. “These acquisitions reflect our continued focus on actively pursuing Build-to-Rent opportunities in Brisbane, as well as in other key Australian cities with strong fundamentals. Hines sees tremendous potential in Australian BTR for both investors and residents. It’s poised to offer stable cash flow and income growth while helping to meet the demand for quality rental housing in the country,” said David Warneford, country head of Australia and New Zealand at Hines. When you hear “trophy asset,” you might think of a transformative mixed-use development, a gleaming skyscraper or a modern life-sciences building—but what about a trophy logistics asset? That’s exactly the story of Hines Logistics Yatomi, a landmark industrial project and Hines’ first ground-up development in Japan. "We wanted to build a best-in-class, highly amenitized logistics asset, something unlike anything else in the market,” said Senior Managing Director Drew Huffman. “While this increased the upfront investment, we knew that it would pay dividends during the disposition.” Asia Pacific is extremely diverse, with various markets and sectors at different points in the cycle. My colleague Chiang Ling Ng and I had the opportunity to join some wonderful thought leaders at the recent Milken Institute Asia Summit. A couple items from the discussion on my panel really stuck out to me: Managers around the world are trying to figure out how the blurring of lines with property types will play out. With retail, residential, office and other sectors converging as real estate becomes more service-oriented, the conventional way of thinking around investing in single-purpose properties is starting to evolve. The opportunity set in real estate has never been greater. There’re simply more ways to invest in real estate than ever, and more people are getting involved, especially from the private wealth side. This is an intriguing evolution and one I think will define the next era of real estate investing. Thanks to Hugh Andrew for moderating, and David Gilbert, Helen C Lam and Simon Treacy for the excellent conversation. To honor Hispanic Heritage Month, we’re celebrating the ways LHERN members build awareness, promote excellence, and make change. Jessica Noriega is a dedicated member of the Latino and Hispanic Employee Resource Network (LHERN) at Hines. In her work on our Client Experience Team, she’s felt firsthand the difference that solidarity and diversity can make in the workplace. “I am committed to making the future brighter for the next generation of Latina professionals by fully embracing the opportunities to lead and mentor,” says Jessica. “I owe much of my career growth to my mentor, whose presence during my very first Commercial Real Estate interview made a profound impact on me. My goal is to pass on even a fraction of the mentorship she has shared to the next generation, helping them navigate their own paths to success.” Learn more about LHERN and employee resource groups at Hines: https://bit.ly/3XQiAP9 #HispanicHeritageMonth #HispanicHeritage #LifeAtHines
