  • Doing our small part to help and raise awareness of the devastation caused by Helene and the continued need for disaster relief. Sharon Johnston was able to spend 2 days volunteering at the Statesville Airport where a grassroots effort of volunteers has managed to move approximately 50,000 pounds of supplies per day into small planes that took supplies to rural communities that no longer have road access. Sharon noted "It was humbling to experience the power of what I equate to a hive dynamic. Supplies arrive in masse creating a state of chaos and yet through the actions of volunteers the chaos is translated to order and the goods get opened, sorted, weighed, packed on pallets, and loaded. It was moving to experience the positive energy and cooperation in the team who cheered every time a flight left to provide valuable aid." The devastation in western North Carolina is at a biblical scale and a scary reminder of the fragility of humanity. Entire communities have been washed away, small creeks have become gorges, roads are gone, there is no water and of course no sewer, there is no power and there will not be power in many communities that were hit hard for a long time. The death toll is now at 225 with more missing. More than 1,100 North Carolina National Guard Soldiers and Airmen have been dispatched to provide aid and continue the search and rescue operations and FEMA is onsite. Help rebuilding the western Carolinas will be needed for a long time.

  • HELT Design is excited to sponsor this year’s Mad About Modern Home Tour presented and curated by the Charlotte Museum of History. Each year, the museum showcases a selection of midcentury and modern homes in the greater Charlotte area. This year, one of the homes featured on the tour was originally designed and built by Chet Helt for his family. For those who may not know, HELT Design Architecture Interiors was founded in 1969 by Chet. When the museum reached out about participating in sponsorship for this year’s program, we eagerly agreed. It’s a wonderful opportunity to connect history with the present.   • The design of meaningful places matters. Truly successful placemaking – creating places and spaces where people want to live, work and play – is crucial to successful development. However, balancing placemaking with the need to maximize density and returns on a project requires a sensitive design approach – especially when a project looks to enter a low-density market with a larger-scale development. Oftentimes, these “pioneering” projects can soften their market entry and integrate themselves successfully in a mature neighborhood with the thoughtful application of well-landscaped public spaces, an active ground floor, and design gestures to connect occupants to the surrounding community. And, contrary to the way these elements are classified in a proforma as non-revenue generating, these placemaking moves to integrate public, green, and common spaces should be viewed as essential to creating real value for a project and property.

  • If at first you don't succeed!....the Town of Mount Holly has retooled and re-issued their RFP from April as an RFQ. This "Request for Qualifications for the Veterans Park Expansion Project" is seeking the right developer interested in the fast growing county of Gaston in general and their 4.8 acre assemblage of lots adjacent to their historic downtown area of Mount Holly specifically. Follow the link below to the RFQ and, if interested, show up to the pre-submittal meeting and site walk this Thursday 8/22/24 at 2pm at the Mount Holly Municipal Complex.     Recent news points to the post-pandemic apartment building cycle in Charlotte (and SouthEnd in particular) finally coming to a saturated end. While this "shrinking event" and correction are normal for an overdeveloped area, savvy developers are still active, giving exurban markets and sites a closer look. Developers trying to avoid the financial pain of being late to the SouthEnd building party are looking "across the river" in areas such as Mt. Holly, NC, and greater Gaston County. With facilities like the new CaroMont Health Hospital just off I-85 at the Belmont/Mt. Holly exit set to open in late 2024; there will be no shortage of an employee base looking for quality housing. The timing seems right then for the RFP that the Town of Mt. Holly has issued for a 5-acre assemblage of land right near their downtown Main Street. HELT Design has done preliminary work, yielding 200+ apartments with over 300+ surface parking spaces and +/-20K SF of ground floor retail. No longer an utterly unknown market requiring creative financing, Mt Holly boasts an authentic and historic small-town feel with established local and regional amenities that can support a new multifamily with retail development.   • What so many historic downtowns lack is unique and authentic hospitality offerings. Belmont, NC is no exception. HELT Design was asked to complete a feasibility study for the adaptive reuse of the historic Stowe Mercantile Building on Main Street in Belmont. Similar to the Horton Hotel in Boone, NC, The Mercantile Boutique Hotel would feature 8-10 uniquely decorated guest rooms with luxurious suites overlooking the micropolitan Main Street of Belmont. Further heightening the downtown experience would be a rooftop lounge overlooking Stowe Park, Main Street, and the rail line, making a stay here one you wouldn’t soon forget. Timing and choreography of interests can shift project directions. While the time wasn’t right for this hospitality offering to come to life in Belmont, we’re always excited to find new uses for historic buildings that make up our city fabric. If you have a vacant asset, a feasibility study to determine the highest and best use is a great way to find hidden value.
