    Healthcare Realty announced this week that it has contributed $118 million of additional properties to its joint venture with KKR, generating approximately $94 million of proceeds. The value of the JV is now approaching $500 million. The Company and KKR are continuing to explore additional acquisitions for the JV, including the potential contribution of more Healthcare Realty properties. As disclosed in July, the Company also has asset sales and JV transactions under contract or LOI that are expected to increase proceeds to over $1 billion. The majority of these transactions are expected to be completed in the third quarter, with proceeds expected to fund accretive, leverage neutral share repurchases and existing capital commitments. “The expansion of our joint venture with KKR shows continued progress towards our goal of generating more than $1 billion of proceeds from asset sale and JV transactions,” stated Todd Meredith, President and CEO. “Our existing joint venture relationships are providing us with proceeds in the current market environment and alternative sources of growth capital over the longer term.” Read more here: https://lnkd.in/gyhA7i_e

    This month, Healthcare Realty proudly celebrates the 20-year employment anniversary of our Portfolio Manager in Dallas, Licia Samuels - Matute. Licia’s first day with Healthcare Realty was August 30, 2004, in the role of Assistant Property Manager at our Baylor-Grapevine Physicians’ Office Building. Three years later, she was promoted to Property Manager at the same building. In 2021, she advanced to her current role as Portfolio Manager, in which she oversees operations at 18 Healthcare Realty properties in the Dallas / Fort Worth region, serving 213 medical outpatient tenants within over 1.7 million square feet. We asked Sean Schumann, Director of Real Estate, about the contributions Licia makes to the Dallas team. He said, “Licia has dedicated her career to Healthcare Realty and I am fortunate to have her on my team. When I started with the company two years ago, she quickly welcomed me and continues to be an example of a model leader for the Dallas-Fort Worth market. She is always willing to step in with support no matter the task.     Another Healthcare Realty building just became #100PercentLeased! A new medical tenant has signed a lease for a 6,486-square-foot suite at our Clearview II medical outpatient building in the Dallas-Fort Worth market, which was the last remaining suite available in the 84,000-square-foot building. This achievement is particularly noteworthy given that occupancy was at just 54% when Healthcare Realty acquired the building in 2021. Since then, we invested in a major redevelopment, upgrading the building’s mechanical systems and common areas, transforming the building into a beautiful and modern MOB that elevates the patient experience. We also finished out multiple new spec suites to provide a great option for medical providers interested in relocating quickly. Going from 54% to 100% leased in such a short time is no small feat!     Last week, Project Manager James Goddard (pictured 2nd from right) represented Healthcare Realty on a panel discussion at an event sponsored by the AMFP - Association of Medical Facility Professionals. Held at the Innovation Barn in Charlotte, North Carolina, the event focused on the importance of fostering strong partnerships for successful healthcare real estate development. The panelists, representing owners and operators of healthcare properties, discussed some of the qualities they consider when evaluating architectural, engineering, and construction (AEC) firms for a new project. Panelists offered insights on: ☑ How developer / owners of healthcare real estate decide which firms will receive an RFP invitation, what they look for in a proposal, and how they select an AEC partner for a project in development. ☑ Expectations for building long-term AEC / healthcare developer partnerships, as opposed to single-contract relationships. ☑ What AEC firms need to know about the management styles of private building owners and how they may differ from large healthcare systems. ☑ Opinions about the outlook for the healthcare real estate industry and what will define the most valued AEC partners in the years to come. It was an engaging and enlightening discussion and a fantastic opportunity to network with our community of professionals involved in all aspects of healthcare real estate development.     Another Healthcare Realty building just became 100% leased! Earlier this month, Action Behavior Centers Therapy, LLC, signed a new lease for a 2,322-square-foot suite at our St. Anthony Medical Plaza III property in Denver. That suite was the last remaining space available in the 100,000-square-foot building, which Healthcare Realty developed in 2015 on the campus of St. Anthony Hospital.     At Healthcare Realty, we make it easy for our tenants to expand into new markets! Here’s one recent example. Infusion for Health – a national infusion treatment center that has been a tenant for several years in one of our buildings in Laguna Hills, California – is in the process of scaling up their practice, adding new locations in other cities. They set an aggressive timetable for expansion. But negotiating multiple new leases with different building owners all at once can be a cumbersome and time-consuming process, full of stops and starts. Not every landlord is equipped to move at the fast pace the tenant needed. Infusion for Health’s solution was to build upon their well-established relationship with Healthcare Realty. Our ability to offer one-time lease negotiation for suites in multiple locations, with streamlined contracts and speedy turnaround, made it easy and efficient for them to accomplish their expansion goals. Over the past twelve months, we’ve signed new leases with Infusion for Health in FIVE more of our buildings – one in St. Louis, Missouri, and four in California (Oakland, West Hills, Pasadena, and Fountain Valley). All with a landlord the tenant already knows and trusts to provide unmatched tenant service and support.     Another Healthcare Realty building just became 100% leased! In late July, Optimal Weight Loss and Surgery Consultants signed a new lease for a 1,696-square-foot suite at our Northpoint Medical Arts building in Dallas – the last remaining suite available in the building. This achievement is particularly noteworthy given that just a few years ago, occupancy at this 119,000-square-foot building was at 63%. Since then, we completed a comprehensive renovation of the property’s common areas and began working with Hart Commercial as our local broker partners, who have had tremendous success connecting medical providers with suites in the building that are ideally matched to their needs.
