Suazo’s company specializes in systems of bollards that protect buildings from these collisions. Also, for buildings not properly protected from collisions, companies like Colt provide emergency services. Colt technicians arrive at damaged buildings within hours, secure the site, prevent further damage and begin the process of cleaning up. Renters are also facing bigger hurdles for income, credit and up-front deposits. “It has become increasingly expensive and challenging to rent an apartment in the United States,” says Eben MacNeille, senior director of sales at TheGuarantors. The New York-based financial technology company serves the multifamily industry by providing lease guarantees, security deposit replacements and renters insurance and compliance solutions. Today’s renter pool is increasingly filled with reliable people who may have multiple streams of income but lack the typical 9 to 5 job and standard W2 income. Lee & Associates: Absorption Is Positive Across All Property Types According to Third-Quarter Report Perhaps the most salient information within Lee & Associates Commercial Real Estate Services’ 2024 Q3 North America Market Report pertains to the office market. The third quarter of 2024 ended nine continuous quarters of negative net absorption in the office sector. However, additional occupancy losses may be on the horizon for the office market, even as supply pressures ease for this property type. Positive retail news has led to positive industrial news, as rising demand for retail goods has bolstered tenant demand for industrial space just as additional industrial inventory is coming on line. Steady economic growth and continuing impediments to home ownership have created strong absorption in the multifamily sector. Rent growth and vacancy rates have largely plateaued.
