The Future of Commercial Real Estate: Sustainability, Energy Efficiency, and Predictive Maintenance Commercial building owners have long aimed to reduce operating expenses, but the modern approach focuses on reducing energy usage and boosting energy efficiency. This shift is not just a matter of savings; it's critical for sustainability. The U.S. Department of Energy (DOE) estimates that commercial buildings account for 18% of the country’s primary energy use, leading to $190 billion in annual expenditures. To put that into perspective, U.S. non-residential energy consumption exceeds the total energy usage of Canada. Beyond economic impact, this energy usage has significant environmental consequences. In 2020, burning fossil fuels for energy in commercial buildings emitted 718 million metric tons of carbon dioxide, representing 16% of U.S. CO2 emissions. The case for energy efficiency, therefore, is both financial and environmental. Why Commercial Buildings Must Embrace Sustainability With increasing pressure to implement environmental, social, and governance (ESG) programs, particularly among publicly traded companies, the push for sustainability is greater than ever. Organizations are not only trying to cut costs but also reduce their environmental footprint as part of long-term strategies to achieve net-zero goals. Government bodies at all levels are enforcing these changes, requiring consistent data and reporting on energy use and emissions to hold companies accountable. For instance, in March 2022, the U.S. Securities and Exchange Commission proposed rules mandating climate-related disclosures, requiring publicly traded companies to disclose their greenhouse gas emissions. Major real estate players like Prologis have already adapted, reporting on sustainability to align with investors’ growing concerns over climate impact. Even private real estate companies will need to follow suit as their partnerships with publicly traded entities demand transparency. Publicly traded real estate investment trusts (REITs) are now required to report Scope 3 emissions, which include emissions from business partners. If a private partner can’t provide the necessary data, it risks losing business. Predictive Maintenance: Driving Sustainable Buildings An often-overlooked driver of sustainability is predictive maintenance. By ensuring that equipment runs only when necessary, building owners can reduce energy waste and cut costs. Analytics software can pinpoint underperforming equipment, providing real-time alerts and diagnosing root causes related to energy, operations, comfort, and health.
