  • Progress at Squashbusters Lawrence! We are pleased to share the latest updates on our Squashbusters Lawrence project, a collaboration with Squashbusters and New Balance Corp. This new 19,150 SF facility is designed to provide essential after school opportunities for the youth in our community. Currently, we are finalizing the flooring installation and putting the finishing touches on the painting. The installation of the staircase connecting the main floor lobby to the squash courts marks a significant milestone. Ongoing millwork is progressing well, with a dedicated spectator seating area being constructed right beside the courts, ensuring an engaging experience for all. Looking ahead, we are preparing for the installation of glass features in major areas, including the mezzanine and stair railing, which will further enhance the modern aesthetic of this exciting new center. We look forward to the positive impact this facility will have on the Lawrence community.   • Exciting News! We recently hosted a ribbon cutting ceremony for our completed work on LeClair Village, featuring 39 units of Phius (Passive House Institute of US) certified, affordable housing, thoughtfully designed across three buildings, offering one, two, and three-bedroom units. Created in partnership with Preservation of Affordable Housing (POAH) and Housing Assistance Corporation (HAC). This project further establishes our commitment to sustainable living spaces that enhance the community. A huge thank you to our incredible design team, including Dream Collaborative (Design), Souza True Partners (Structural Engineer), Norian Siani (MEP Engineer), Horsley Witten Group (Civil), ClearResult (CPHV), and Building Evolution Corporation (Phius Consultant), for their dedication to meeting rigorous Phius certification standards and implementing sustainable solutions.   • We’re excited to share the latest developments from our collaboration with the Brookline Housing Authority and Davis Square Architects. This new 6-story building, designed to meet Phius passive house standards, will provide 115 units for seniors and people with disabilities, replacing a previous 60-unit development that no longer met accessibility and amenity needs. The project is progressing swiftly, with wall panels arriving and installation already underway on the second floor. Once framing for the second floor is complete, we’ll continue moving upward, with plans to have all floors framed in the coming months. Additionally, fireproofing on the steel structure of the garden level and first floor is now in progress. This project stands as the largest affordable housing development in Brookline since the 1970s, marking a significant step forward in providing energy-efficient, all-electric homes for seniors and those with accessibility needs.   • Cradles to Crayons provides children in low-income and homeless situations, from newborns to age 12, with the necessities they need to stay safe, warm, and ready to learn. At Delphi Construction, we are proud to have partnered with this amazing organization for a successful clothing drive held from September 9th to September 20th. With the support of our dedicated team and generous community, we were able to collect a whole car load of essential clothing items at our Mashpee and Waltham offices. Organized by our Talent Acquisition Manager, Blake O'Brien, this initiative is part of our ongoing commitment to giving back to the communities we serve.   • Progress continues at Province Post, where we’re bringing 65 new apartments to life across four buildings. This 1.8-acre site will provide housing designed to create a diverse, thriving community. The apartments will include 18 studios, 32 one-bedroom units, 10 two-bedroom units, and 5 three-bedroom units, with modern amenities like EV charging stations for residents. With 45 parking spaces and thoughtful design elements, Province Post is set to provide an ideal balance between convenience and comfort.   • We’re excited to share an update on our latest milestone at Chapel Hill-Chauncy Hall School. This current project is particularly special as we’re rebuilding one of the school’s historic buildings, originally constructed in the 1800s. The new 4,100-square-foot educational facility will feature: - Five modern classrooms - A welcoming vestibule - Two new bathrooms - Updated utilities and site amenities, all built to current flood zone standards. Where are we now? The demolition phase has been completed, rough grading is finished, and critical site drainage and new water lines have been installed. The binder is in place, allowing easier access for ongoing construction. With footings in progress and walls to follow, we’re steadily moving forward on this significant build.   • Project Update: Armand-Michael Hyatt Apartments – Phase 2 We’re pleased to share the latest progress on phase 2 of the Armand-Michael Hyatt Apartments project. As we approach the finish line, our dedicated Lawrence team has been making significant strides on-site. Work is underway on the road that will connect the courtyard to Squashbusters, and the ground floor is receiving its final coat of paint. Recent accomplishments include the successful pouring of concrete for the courtyard and the sidewalk along the north elevation, which enhances the site’s connectivity and accessibility. Specialty installations, such as mailboxes, are in progress, and sidewalk construction around the parking area is advancing smoothly. With the final elevator inspection scheduled and the Certificate of Occupancy inspection on the calendar, we’re thrilled with the progress.     We are proud to announce the groundbreaking of the Westminster Senior Living project in Westminster, MA! This landmark development will bring 50 units of affordable housing to the senior community, reflecting our ongoing commitment to enhancing quality of life through thoughtful and impactful construction. We were also honored to have Mass Housing Secretary, Ed Augustus, join us for the groundbreaking ceremony, underscoring the importance of this project for the community. The project, commissioned by Commonwealth Community Developers, is the result of a collaborative effort with Winslow Architects and Norian Siani. Together, we are dedicated to creating a sustainable and accessible living environment that meets the needs of its future residents. We extend our gratitude to all partners involved and look forward to sharing more updates as we progress with this significant initiative.
