Leveraging the intersection of nature, community, and architecture, our work in Hudson Square is changing the physical and psychological landscape of the neighborhood. At St. John's Terminal, we worked with Oxford Properties Group to transform pedestrian routes to Hudson River Park and to create new access to public greenspaces. With our ongoing projects at 555 Greenwich Street, 345 Hudson Street, and 100 Vandam, we are designing future spaces to likewise encourage connectivity in and across Hudson Square, both person-to-person and person-to-nature, as we recognize the opportunity to help shape the neighborhood's future chapter. With the benefit of additional projects tied to Uniform Land Use Review Procedure (ULURP) approvals and the Landmarks Preservation Commission, we are extending this transformation to the nearby West Village. Our projects with Atlas Capital Group, LLC at 80 Clarkson Street and 570 Washington Street further promote pedestrian-forward designs and reinforce neighborhood connections to nature and the waterfront. Last night, we hosted an incredible group of people at the COOKFOX Architects' gorgeous facility to release the new 10-year strategy for The Biomimicry Institute. We are embarking towards this 10-year vision to dramatically scale the impact that biomimicry is having on some of the biggest challenges facing the world today. Since our founding 20 years ago, we have worked to spread the practice of looking to the solutions developed by living organisms over billions of years to provide insight and inspiration for effective, efficient, and sustainable innovations and approaches to addressing our own challenges. Now—and with a plan for the next five years—we will systematically work across sectors and disciplines so that the brilliance of our natural world and all living systems is actionable knowledge. We believe that the large-scale application of lessons from nature’s strategies can have an outsized impact on three main areas: 🌏 Climate Change 🏞 Loss of Biodiversity 🌿 Human Sense of Disconnection from Nature To ensure that the practice of biomimicry draws from the fullness of human knowledge, the Biomimicry Institute will work over the next five years to partner ethically and equitably with individuals and groups informed by both traditional Indigenous knowledge and academic sciences. Through thoughtful urgency and collaboration, we will reconnect humans with the rest of nature and drive action and change for a sustainable future through innovative, nature-inspired solutions. Some say architecture and fashion are both applied arts. We say florals for spring, groundbreaking! Speaking of 💐, we always envisioned florals in our Terminal Warehouse flora, which was designed by landscape architecture firm terrain. Ulla Johnson held her stunning Spring/Summer 2025 fashion show at Terminal Warehouse, and we loved seeing the building's courtyard garden and ground floor turn into a runway. In the early twentieth century, Terminal Warehouse stood as a cold storage facility on New York's west side. In the 1980s, a storied nightclub called The Tunnel threw memorable bashes in the space where freight trains used to run. Soon, Terminal Warehouse will be reimagined as a biophilic workplace and an anchoring presence in the West Chelsea Historic District. COOKFOX is proud to play a part in this building's ongoing history.
