His experience also includes acquisition and asset management roles at Time Equities, Inc., managing a diverse portfolio across the U.S. and Canada. How We Work: Our team’s extensive expertise in both real estate and lending enables us to provide a full suite of support to the charter schools seeking to find their permanent school facility. Financial Services We manage and deploy a variety of financial products that meet the unique needs of each school’s facility development project. In partnership with the Walton Family Foundation and PNC Bank, we developed and run the $300 million Facilities Investment Fund (FIF), providing 5-year fixed-rate loans for new construction, acquisition and facility renovation. We unlock public resources for great public charter schools by accessing affordable capital through the New Markets Tax Credit program and the U.S. DOE Credit Enhancement program. Real Estate Development We develop charter school facilities from start to finish; from site identification, financing, and development through construction to ultimate school occupancy; all on time and on budget.

The EFA Program is a collaborative effort between Civic Builders, Afton Partners, Charter Schools Development Corporation (CSDC), Self-Help Credit Union and Equitable Facilities Fund to develop high-potential, early-stage professionals to succeed in mission-driven roles. Olivia Sonnefeld Gooding, our Director of Growth Strategy and Development, strengthens and develops new partnerships, builds fundraising strategies, and diversifies Civic's network. With a diverse development background spanning over 10 years, she's previously grown philanthropic investment at United Way, Teach For America, and the American Heart Association. Her commitment to equity in education will drive further community support for Civic Builders. Oliwia K. (Karczmarska), our Development Coordinator, supports the growth of Civic’s funder network by helping to design and implement our external relations and multi-year fundraising strategies. Previously, she managed institutional giving and corporate engagement at an NYC nonprofit. Civic Builders is honored to have been awarded a $60 million allocation of New Markets Tax Credits (NMTC) from the Community Development Financial Institutions Fund (CDFI Fund). This is one of the largest NMTC awards in Civic Builders’ history and will support the organization’s mission to spur transformative social impact by investing in high-quality public charter schools in the nation’s most economically distressed census tracts. This allocation will allow Civic to invest in public charter schools nationwide with 2,700 additional seats for students and 330,000 square feet of new or renovated space projected.
