Rental absorption rates edging up in the third quarter, showing the continued resilience of the #multifamily sector, according to a recent report from Apartments.com, part of the CoStar Group. The 176,000 units absorbed nationally represented the smallest supply-demand gap in three years. With a more balanced market, the vacancy rate fell 10 basis points to 7.8%, the first quarterly drop in vacancy since the end of 2021. A recent report from the National Multifamily Housing Council (NMHC) noted fewer project delays, with only 52% of the companies surveyed reporting construction delays. What are the top amenities for renters? According to a recent Zillow review of nearly 5.6 million searches, off-street parking and in-unit laundry are the most in-demand features. But, don't count out the pet-centric or remote work features just yet. Turfed pet areas, co-working spaces, and community happy hours are also top of mind for renters. The parking and laundry amenities contributed to nearly twice as many saves and shares per day, according to this MFE Magazine story. Listings mentioning off-street parking received 85% more saves and 103% more shares daily, with in-unit laundry receiving 78% more saves and 92% more shares.
