The latest data on leasing activity in the industrial market is a clear indicator of strength and resilience. The YTD 2024 lease transactions show a significant uptick, with new leasing activity up by 3.6% year-over-year (Y-O-Y) and renewal leasing even more robust, climbing by 9.3% Y-O-Y. The increase in both new and renewal leases across various space sizes suggests that the industrial market remains a cornerstone of economic activity, driven by consistent demand and strategic planning by companies. #Logistics #Industrialrealestate

The under-construction pipeline decreased to 343.4 million square feet (MSF), a 14.4% drop since Q1 and a 46% decline from the previous year, with the South and Midwest experiencing the most significant decreases. Speculative construction dropped to 67.7% from 71.4% in the first quarter. This share is expected to decline further in the second half of 2024 as speculative warehouse facilities continue to be completed and build-to-suit manufacturing facilities, which have longer construction timelines, remain in development. The decline in speculative construction and the completion of ongoing projects are likely to place downward pressures on vacancy rates, as fewer new speculative spaces are entering the market while demand for build-to-suit manufacturing facilities remains robust.
