What has worked for me in the past is to break up the requirements of the company into three buckets of financial, operational, and qualitative. Each would have underlying components gathered from senior leadership, CFO, and employee surveys on what they would like to see in terms of amenities. Brokers do this everyday, and having your own can provide you with insight you would not be able to gather with just a web search. A real estate attorney specializes in lease agreements. Nothing wrong with your internal legal team, but they don't do this everyday. Paying for their expertise up front can help save you money over the life of the lease as you can focus on negotiating better rates and amenities as you are armed with the right tools and partners.

Emotions have their place, but not in the negotiation room. Maintain a cool, collected demeanor, even when faced with counter offers or unexpected twists. Diligence is your ally; thoroughly assess properties and establish a clear walk-away point. Once the best options are unearthed, the knowledgeable broker has the insight to help negotiate the best terms achievable. In essence, carefully select a qualified broker that can undeniably add value. Otherwise, I have seen some disastrous results over the years.
