Communication is key and making it personal is helpful. Portals are nice, but making a call, discussing scheduling that works for both parties I find is most appreciated and scores points for the landlord. Once a scheduled service is agreed upon, avoid "last minute" changes. I find springing changes on a tenant and/or having the service provider just show up (or no show) is where most issues and hard feelings begin to form. While the landlord has the right to enter the home, entering it without communication with the tenant has also led to very hard feelings. Nothing like coming home and being happy something is working, but annoyed that your privacy was violated without communication.
