The VOA uses established valuation methods approved by the Royal Institution of Chartered Surveyors (RICS) to assess properties for business rates. Our approach varies depending on the type of property and evidence available. 🏡 Moving into a new build property soon and wondering how your Council Tax will be banded? Council Tax bands aren’t determined by the current housing market, but the value of the property on a specific date (known as the antecedent valuation date). To determine your band, we gather data from comparable properties in several ways: 1️⃣Sales of similar new properties from that time 2️⃣Sales of properties with a similar size in the same area 3️⃣Sales data from nearby comparable residential areas Once we collect all the available evidence, we’ll consider any recent changes to the local area. The VOA is responsible for calculating the rateable values of all hotels in England and Wales. Given the wide variety of hotels, we don’t value them all in the same way. Instead, we divide them into two categories with their own methods: 🏨Small independent hotels 🏩Larger independent and chain hotels. Our approach considers all aspects and can adapt to whatever the future holds. Caravanning this summer? 🌞 The VOA currently values over 8,500 caravan sites across England and Wales, from the smallest grass fields to the largest holiday parks. We value caravan sites using the receipts and expenditure method. This involves analysing income and expenditure to work out what a reasonable rent might be, which then forms the basis of our valuation.
