    We are extremely pleased to share that we have received a unanimous revised resolution to grant planning consent for our 4.82-acre Sainsbury’s site in Ilford. Following the original resolution to grant in December 2022, we adjusted the scheme to respond to emerging fire safety guidance. The scheme will deliver in excess of 1,000 new homes, which will be a combination of Build to Rent, affordable housing and Purpose-Built Student Accommodation. Working with our partners, Sainsbury’s Plc, the new planning application will enhance the thriving community in this significant regional hub, offering a mixed-tenure of housing, flexible commercial space and significant public realm and infrastructure.     Alongside our joint venture partner Poplar HARCA, we are pleased to share that we have appointed Way of Life Management Ltd to manage Balfron Tower as an operational rental asset, following the iconic building’s complete renovation.   Located in Tower Hamlets, the Grade II* Listed, brutalist 28-storey building, originally designed by Ernö Goldfinger, provides 140 modernised one to four bedroom rental apartments in an exciting and growing part of east London.   Anne Kavanagh, CEO at Telford Homes, said: “We are proud to be a partner in this iconic regeneration project which has been refurbished in a way that is sensitive to its architectural heritage and sustainability.     We have been ranked as the UK’s most sustainable homebuilder, for the fourth consecutive year, in the NextGeneration housing benchmark report 2023. The NextGeneration Benchmark assesses and ranks the sustainability performance of the UK’s largest homebuilders and is overseen by an executive committee comprising Homes England, the UK Green Building Council, JLL, and Lloyds Bank. It aims to increase corporate transparency and improve sustainability practices in the residential sector. We were assessed against a set of stringent criteria and achieved first place in several areas including, company strategy and governance, reporting, design standards and socio-economic development. John O'Dwyerr, Head of Sustainability at Telford Homes: “With the tragedy of global conflict and the resulting socio-economic and inflationary pressures that we are still adjusting to, it is vital that the sector maintains focus on decarbonising built assets in line with climate science. Our Building a Living Legacy sustainability strategy is one of continual improvement, ensuring that every year we push ourselves forward in our commitment to accomplishing our 2030 net zero ambitions.     On Tuesday, the 21st of November, John O'Dwyer, Telford Homes Head of Sustainability joined the Sustainable Building Practices: Integrating ESG in Construction and Development Panel at the Bisnow ESG Conference.   John was joined on the panel by Industry peers from M3 Consulting and Catalyst, with excellent discussions on the need around the need to implement sustainable building practices in developments, the importance of ESG in the supply chain, and that it is imperative for the sector going forward to be able to benchmark WLC and embodied carbon. The panel discussed the importance of whole-life carbon and innovations in concrete and he predicted industry shift to Passivhaus standards across the industry.     We are delighted to share that Paul Craig, Senior M&E Construction Manager at Telford Homes, has won the Individual Champion award for the Environment category, at the Considerate Constructors Scheme (CCS) Shining Light Awards.   The Leading Lights Awards recognise and showcase innovative and impactful work that drives positive change in the construction industry.   Paul deservedly won this award for his innovative work on power supply and battery trials on our Capital Interchange Way project. As the district network operator was unable to provide the requisite power within a feasible timeframe, the site was forced to find an alternative power source. Paul engaged with Northvolt and developed and implemented a power strategy which comprised of a minimal mains supply (insufficient to power a single crane on its own) from the grid to charge the battery, which in turn facilitated a considerably larger power output using one power unit rather than three generators. This solution not only combated power supply issues on-site, but also provided a more sustainable solution, aligning with our Building a Living Legacy sustainability strategy to become a net zero carbon company by 2030.   We are one of the first UK developers to utilise this technology and method, and as a result has redefined our construction stage energy strategies across the business.     Congratulations to our project team at our Alperton Bus Garage site, who achieved a perfect score of 45/45 in their first The Considerate Constructors Scheme (CCS) Code of Considerate Practice and Checklist. The former Alperton Bus Depot site, which sits adjacent to Alperton station in the London Borough of Brent, will see a high-quality, residential-led mixed-use development of 461 new homes, of which 40 per cent will be affordable. The scheme will deliver new and exciting retail and community offerings, enhancements to the public realm and will install step free access at Alperton station. A huge thank you and congratulations to everyone working on the project for championing our commitment to considerate and responsible development and upholding this exemplary standard across the business. #community #considerateconstructor #london #developer

    We are delighted to share that our Balfron Tower development has won the Retrofit category at the NLA Awards, thanks to the entry submitted by Studio Egret West.   Judges noted the ‘conservation informed’ approach taken, respecting the Brutalist architecture, whilst providing a second life for the Tower, making it relevant to today’s society. It was also recognised that the revitalisation of Balfron Tower and the landscape around the site has not only contributed to the wider appreciation of the innovative architecture, preserving it for generations to come, but also has helped to transform and improve the Brownfield Estate community as a whole.   Balfron Tower consists of 146 apartments in three design styles, designed by Studio Egret West and Ab Rogers Design, with six ‘Heritage’ apartments carefully retained in the original style - preserving the layouts drawn up by Erno Goldfinger, the original architect.
