    🤝 Team building has been on the agenda of our UK offices throughout September with activities including go karting, boot camp and litter picking. 🏎 The Marlow Office put the pedal to the metal for charity go-kart race The Gravity Grand Prix. It takes place every year in Cookham Dean in Berkshire – raising thousands of pounds for local charities, in particular The Thames Valley Air Ambulance. The event saw 31 karts take turns to race downhill with the aim of achieving the fastest time. Among those on the starting grid was ‘Chain Free’ piloted by Marlow head of office Richard Maby and built with the help of the rest of the residential sales and lettings teams. 🚮 The South East planning and development teams joined forces for a team day and litter picking in Surrey. Colleagues from the Guildford, Sevenoaks and Brighton offices got together in the Tandridge countryside, where they discussed topics such as tackling planning delays and the prospect of a new NPPF featuring the Grey Belt, following by a ramble while collecting rubbish. 🏋️♀️ Members of the Chelmsford Office were recently put through their paces for a team building boot camp. Head of office Karl Manning said: “The session was designed to foster team building and group dynamics, followed by a functional fitness workout – balancing both mental and physical challenges to promote problem solving and collaboration with an emphasis on improving communication, building trust and having fun.”

    Savills and B Capital integrate their residential management areas to lead Living in Spain ➡ http://savi.li/6041mUyAJ With this move, Savills Spain is positioned, together with B Capital Partners, as the consultancy with the largest number of assets under management in residential rentals, reaching 5,000 units in the BTR, Flex Living and Coliving formats. The integration means forming a specific team dedicated to this line of business with more than 50 professionals with consolidated experience in BTR management and other types of living. Jaime Pascual Sanchiz, CEO of Savills Spain, comments “This operation allows us to bring forward by two years the objective that we had set ourselves in terms of living management, given the clear momentum that new ways of living are taking and the need for professional management of new housing models. We want to be prepared for the medium and long term through a unique comprehensive approach for our clients in the living sector.”

    The new UK Government wants to increase the threshold for projects to qualify as Nationally Significant Infrastructure Projects (NSIPs) ➡ http://savi.li/6042mUyim Currently, projects in England that would generate more than 50 megawatts (MW) would be considered an NSIP and require development consent from the relevant Secretary of State to go ahead. Current consultations propose to reintroduce English onshore wind to the NSIP regime at a threshold of 100 MW and to increase the solar project threshold to 150 MW. Social challenges such as housing affordability intensify as population growth outpaces the construction of new homes, and resources such as water and air become more in demand and more polluted. Meanwhile, climate change means extreme heat is becoming more common – and urban areas are especially at risk. The challenges facing cities are complex and multi-faceted, says Marylis Ramos, Director of Savills Earth Advisory Services: “Sustainability is a network of things – there isn’t a one-size-fits-all approach.     🏗 The Building Safety Act (BSA) 2022 applies to all building types across England and Wales, from residential and commercial to mixed-use properties, encompassing both new constructions and existing structures. The legislation focuses on critical areas such as fire safety, cladding remediation, building standards, and the competence of duty holders. Although the implementation of the BSA is still a 'work in progress' for the real estate industry at large, with the Building Safety Regulator cautioning applicants about potential delays, we are poised to navigate these complexities.
