Native Land is the privately owned investment and development company behind some of London’s most acclaimed residential and mixed-use developments, including Holland Park Villas, Burlington Gate, NEO Bankside, Cheyne Terrace and 10 Montrose Place. Since formation in 2003, we have delivered more than 450 private apartments, 185 affordable homes, 21,730 sqft of commercial space and significant public realm improvements, as part of our commitment to London’s built environment and the communities in which we invest. Our senior management team is made up of some of the most experienced and respected professionals in the sector, who have been directly responsible for bringing forward more than £3bn of development projects in central London over the past 20 years.     Arbor is a finalist in CIBSE’s Society of Façade Engineering (SFE) Façade 2024 Design and Engineering Awards, “breaking records in the New Build Award category”. Part of Bankside Yards, Arbor is shortlisted in the Project of the Year – New Build category alongside four other projects. Its closed cavity façade system controls solar energy and daylight entry into buildings, ensuring maximum energy efficiency. The floor-to-ceiling 3m high windows flood the interior with natural light to create an optimal environment for productive working.     Bankside Yards is reinvigorating London’s South Bank, whilst simultaneously paving the way in the UK through its sustainability initiatives, according to The Edge Malaysia. Mark Campbell, Head of Private Transactions for Native Land, shared his thoughts on how the 5.5 acre development will impact the riverside destination: “This will positively impact the Bankside locality and the wider South Bank area. This is an important element of our intention to offer the very best amenities side by side with world-class cultural institutions, top-tier businesses and a rich and varied community.” The energy-sharing solutions being used at Bankside Yards have never been used in the UK before. The groundbreaking development, which comprises of eight different buildings, will all be part of a fifth-generation energy-sharing solution, which is 100% electric and uses air-sourced heat, with power from renewable sources. Arbor, the now completed 222,000 sq ft workspace and Opus – a 50-storey residential offering, providing a new era for sustainable living, currently under construction – will both benefit from this energy-sharing network from the outset. This translates to a 30% reduction in energy consumption of Arbor when compared to standard buildings.     Quality over quantity - that’s what Andrew Kinsey, Partner at Winckworth Sherwood LLP and Arbor occupier cited as the most important consideration for the future of the office market, in his recent article for EG. With office occupancy at 34.1% - the highest level since May 2021 - Kinsey discusses what offices need to do to succeed in a changing landscape: · Occupier demand has strengthened for high-quality space, in convenient locations that make the commute worthwhile. The office market has completely transformed over the last few years, particularly due to hybrid working patterns, but there is a recent move back towards favouring face-to-face interactions, that “offers professional and social advantages to younger professionals.” • Tenants increasingly seek the most “bang for their buck”, often preferring to stretch their budget to take the slightly higher priced option in the pricing category above the one they would traditionally have pursued. • Sustainability is now a “determining factor in negotiations.” “Sustainability was a key factor in Winckworth Sherwood’s decision to move to Arbor in Bankside Yards, SE1, over other equally suitable and prestigious offices and, as businesses increasingly put ESG commitments at the forefront of their business strategies, this is understandably influencing their choice of location.” • By prioritising “post-pandemic working patterns and ESG credentials, landlords can secure long-term profitable leases…and benefit from the growing demand”. The exterior architecture maximizes the panoramic views over the historic city.
