Well, what a night… McArthur’s Yard scooped ‘Development of the Year’ at last night’s SW Property Awards and we couldn’t be more proud! From 20 years as a derelict brownfield site to now accommodating 142 new homes and ground-floor commercial space, the McArthur’s Yard development has transformed a key central site. Although previous development attempts by others had failed, with the right viable mix and the right engagement approach for this sensitive harbourside plot, our proposals sailed through the planning system. Given its size and location, it offered the chance to bring a vacant site in central Bristol back into use and to complete the regeneration of Bristol’s harbourside. Designed to bring much-needed housing and commercial opportunities to central Bristol, the development now leaves a long-term legacy for the local community. The wider area now also benefits from an enhanced walkway connecting Gas Ferry Road and Albion Dock as well as an improvement in the architectural quality of the buildings there. Support from Bristol City Council was key in enabling the delivery of this high-quality scheme, in a prominent city centre location, with such a high proportion (just over 50%) of affordable housing. With stringent sustainability and biodiversity goals to meet, the development has achieved an impressive reduction in CO2 emissions beyond the Building Regs ‘baseline’ whilst also re-using materials from the existing site. And now - with construction complete - it’s set to make a well-deserved mark on the city of #Bristol. We were pleased to come together with contractor Hill Group UK, operator The Guinness Partnership and Bristol City Council last night to celebrate the success of this very special scheme. At Nash Partnership we provided planning-stage design and planning services for this awesome development, so seeing it crowned ‘Development of the Year’ was a truly special moment for us and the team. 'Thank you' to Michelmores and the Land, Planning and Development Federation for last night’s Planning Primer seminar, which asked: "Will the new Government fix the planning system and enable 1.5m homes to be delivered in this parliamentary term?" Chaired by Paul Brocklehurst, it was a lively conversation in which Charlie Banner (Lord Banner KC), Steve Quartermain CBE, Helen Hutton and Fergus Charlton discussed Labour’s proposed changes to the #NPPF. The panel suggested issues which would prevent Labour from achieving its housing agenda, with case studies currently being considered at Appeal. They explained the existing #BNG and nutrient neutrality regimes and whether natural capital requirements are likely to affect housing delivery. Steve concluded that instead of always focusing on reforming the planning system, we need to get better at using the system we have in the first place.
