A big thank you to both Martin Przewozny (Aico) and Ralph Hall (RBH) for the opportunity to present at the Greater Manchester Social Housing Technical Forum on Introduction to Damp and Mould. It was a pleasure to contribute towards raising awareness and knowledge through education. I hope this leads to a greater understanding of the dangers of damp and mould, along with effective measures to mitigate these hazards—ultimately helping to keep customers, tenants, and staff safe.

So not all tenants will report issues within a property for various reasons, we meet some stating they do not want to bother their landlords as they are busy, some say what’s the point as nobody comes out to see the issues ! Some tenants do not think the issue is that severe. There are many reasons why these things are not reported however that said I genuinely think it should be made a priority in carrying out property inspections to avoid things escalating to this horrendous stage ! Even a percentage being visited yearly could help avoid situations like this where vulnerable people are. We are not here to make enemies but HEALTH & SAFETY must be a priority for all tenants, this particular job was a very vulnerable tenant and raised after a reported welfare check discovered the conditions internally. Tenant stated the fire was last serviced several years however does not use it nor the central heating due to energy costs, so yes someone can argue the tenant has not helped the situation not heating a property adequately BUT surely a mandatory gas check repeatedly missed should raise alarm bells somewhere on a system? And before the comments start and some do take a pop and simply blame condensation and lack of heating as the root cause, the roof was in a bad condition with several issues allowing water ingress along with defective windows so all in all many contributing factors with this mould ridden property non of which were good. This particular job was a severe removal job and no not all are so bad but mould is still a hazard and needs taking seriously.
