New data released last week by the government and reported by Shelter shows a record number of children - 151,000 - living in temporary accommodation - up 15% in only 12 months and the highest since records began in 2004. The number of homeless families living in emergency accommodation such as B&Bs and hostels has reached 8,860 – a rise of 29% in a year. Overall there are now a record 117,450 homeless households living in temporary accommodation in England – the highest figure ever and up 12% in a year. New truly affordable housing continues to be desperately needed and the new government must use planning in the best way possible to deliver it. Following the launch of our new Western division in January, Croudace Homes is delighted to announce a trio of acquisitions in Berkshire, Oxfordshire and Buckinghamshire to contribute to the growth of the new region. The Western Region’s first new site since opening in January is a 30-acre site in Arborfield Cross, Berkshire. The site is being promoted through the emerging Local Plan and will deliver a flagship site close to the new office. Following the acquisition of Arborfield Cross, Croudace entered into an option agreement to promote 7 acres of land in Aston, Oxfordshire. A planning application is currently being prepared for submission later this year. The site will diversify the division’s portfolio and be the company’s third live promotion site in Oxfordshire. In the first week of July we entered into an option agreement to promote 17 acres of land in Great Horwood, Buckinghamshire. The site will add to our presence in Buckinghamshire, the site is expected to yield 100 dwellings and lies opposite to a previous Croudace scheme. We would like to thank John Whiteman, David Heron and Robert Webb for their hard work involved in these acquisitions and for introducing the opportunities to Croudace which will help contribute to the business’s ambitious growth objectives over the coming years. To consolidate the growth of the new region, Ed Barton MRICS has transferred from our South Thames division to Western to add an immediate land presence to the land team. Ed knows Hampshire and Berkshire well having been involved with the acquisitions of Theale, Burghfield Common and Romsey but is eager to explore the new areas covered by the division. Following the King’s speech, I shared my thoughts on the government’s approach to ‘accelerating housing delivery’ in the FT Advisor https://lnkd.in/eHPCZVuu It is vital that the government tackles other issues in the sector to meet the targets they have set. For example, the shortage of available land is currently hampering building ambitions particularly in urban local authorities, and in rural authorities with vast swathes of planning constraints such as Green Belt. Local planning authorities have been told to review greenbelt land to ensure it is fulfilling its purpose, however, while this could be a great first step, with the conversation around greenbelt development remaining divisive, there is no guarantee it will free up the number of new developments required. With an attempt to provide extra resources, a review of the green belt and ambitious targets set, the government might be saying all the right things, but only time will tell to see if it delivers the long-term change the sector so desperately needs.
