🏗️ The Value of Design Consultants Conducting Their Own Topographical Surveys 🏗️ When it comes to delivering successful residential developments, accurate and detailed site information is key. One area where this proves especially crucial is in obtaining data for visibility splays — ensuring road safety at junctions. Here’s why conducting our own topographical surveys adds significant value to this process: 🔍 Precision & Accuracy: By carrying out our own surveys, we control the quality and precision of the data collected. We can ensure the topography — especially around critical areas like junctions—captures all the necessary details, providing an accurate base for designing visibility splays. ⚙️ Seamless Integration with Design: Having in-house survey data allows for a seamless transition between the topographical information and the design process. We can align the data with road alignment, curvature, and elevation changes, giving us a complete picture to determine the exact splay distances required. 🚧 Early Issue Detection: Potential obstacles such as vegetation, buildings, or land contours that could impede visibility are identified immediately during the survey. This early insight allows us to address challenges quickly and effectively, reducing the risk of delays or redesigns later in the project. 📊 Real-Time Adjustments: Conducting surveys ourselves enables us to make real-time adjustments and refine our designs without waiting for external survey updates. This enhances the accuracy of the proposed visibility splays and speeds up the approval process with local authorities. 💡 Cost & Time Efficiency: By bringing surveys in-house, we reduce dependence on third parties, which helps streamline the process and cut costs. It also eliminates communication delays, ensuring we stay on track with project timelines. In short, the ability to carry out our own topographical surveys gives us the advantage of control, precision, and efficiency, directly impacting the success of our designs and enhancing road safety for new residential developments. We assist at planning stage to provide accurate information to help support the application. If you would like to find out more on how we can assist you on your project, please get in touch. ☎️ 01206 417677 📧 [email protected] 🌐 www.iceniconsulting.co.uk #TopographicalSurveys #EngineeringDesign #VisibilitySplays #ResidentialDevelopment #CivilEngineering #RoadSafety #Consultancy #Efficiency #Surveying #Design

Members of Maldon District Council resolved to grant permission (subject to completion of the Section 106 legal agreement) on 4 September. The 3.32 hectare site, which forms part of the development known as ‘Corinthian Place’, is located off Endeavour Way and has a strategic allocation for residential and employment uses. The scheme will deliver 63 homes of which 25 are affordable housing (6 shared ownership and 19 for social rent). The development will provide a mix of detached and semi-detached homes, including seven bungalows. The development marks the final substantive phase of the scheme which will comprise 310 homes and 0.65 hectares of allotments. The scheme will also provide associated infrastructure and will be set in attractive greens spaces and also featuring significant habitat and ecological improvements. Throughout the planning process, Lanpro has worked closely with the project team and Maldon District Council to ensure the proposals align with the needs of the local community. In achieving planning success, Lanpro worked alongside Iceni Consulting, CSA Environmental, SES, Ardent, Meeting Places and RPS Group.
