We've added a breakdown below of Awaab's Law, what we think that means for RSLs in the UK, and how we proudly help our customers to meet these new requirements: 🔎 Investigation Timeline: Social housing landlords must investigate reported hazards within 14 calendar days to determine if a hazard exists in a property. The aim of this response is to prevent the issues from worsening over time. 🛠️ Repairs: Once a hazard is identified, landlords must begin repair works within 7 (calendar) days. Given the rate at which mould can grow, it's important to address these problems as soon as possible. 🚨 Emergency Repairs: For issues that pose a significant and imminent risk, repairs must start as soon as practicable and within 24 hours. This includes severe cases of black spot mould that could immediately impact the health of the residents in a property. 📝 Documentation and Communication: Landlords are required to provide residents with a written summary of the investigation findings and the anticipated repair timeline. This ensures transparency and accountability, maintaining residents' trust. 🏁 Completion of Repairs: While Awaab’s Law does not set a fixed timeline for the completion of repairs, it does emphasise that repairs should be completed within a reasonable timeframe without unreasonable delay, from the initial 7 day commencement. This is particularly relevant for mould issues, which can, again, quickly escalate if not addressed promptly. Where we come in: ✅ Detailed and expert surveys completed in less than 14 days (often within 7 days) ✅ We can offer rapid response services for emergency mould treatment jobs, and often get asked to attend properties the next day! We always fulfil this requirement! ✅ We implement preventive measures, such a ventilation recommendations and installation and carry out regular quality inspections to maintain mould-free environments. ✅ Our excellent, electronic and detailed survey forms provide documentation and offer a reporting tool to streamline compliance with the communication requirements of Awaab’s Law. These forms are sent immediately following a survey, and can also be accessed anytime via our easy to use customer portal, or if it's easier, these can requested at any time should the form be needed to refer back to in the future. ✅ We always advise on best practice for maintaining proper humidity levels and ventilation to prevent mould growth going forward, and provide not manufacturer-biased recommendations as a solution. ✅ We provide completion reports for every job, including a detailed summary of works completed and extensive before and images of the quality work that our team have carried out. ✅ Feedback forms are requested from every resident of every job that we attend, and this feedback is shared with our customers.
