Official release as follows 👉 DEVELOPMENT CONSULTANCY APPOINTED TO TAKE FORWARD CAMBRIDGE CITY COUNCIL’S CIVIC QUARTER PROJECT CAMBRIDGE City Council has appointed a development consultancy team, led by award-winning architects Cartwright Pickard, to lead its once-in-a-century opportunity to reimagine Cambridge’s Market Square, Guildhall, and Corn Exchange to create a new civic quarter for the city. ­ The appointment followed a comprehensive tender process which invited teams to submit proposals to develop a RIBA Stage 2 design for the area that would: 📌 Create a focal point in the centre of Cambridge that local people can be proud of and which lives up to the city’s world-renowned reputation as a centre of excellence and cultural significance 📌 Attract residents and visitors to spend more time in the market, the Corn Exchange, and city centre shops, restaurants and bars 📌 Build on the agreed vision for the Market Square, to make it a more accessible, attractive, welcoming, exciting and safe place to visit, shop and gather during the day and into the evening 📌 Make the Corn Exchange a more modern and appealing venue with updated facilities, while exploring new commercial opportunities and reducing operational costs 📌 Conserve the Grade II listed Guildhall as a net zero-carbon building to save running costs, with a welcoming environment for the public, and fit-for-future working spaces for council uses; while creating new spaces for commercial occupiers to increase the council’s income from the building to support running frontline council services Having now been appointed by the council, the consortium, which includes several Cambridge based organisations, will develop concept designs (up to RIBA Stage 2) through a process of comprehensive community and stakeholder engagement. Throughout the design phase there will be ongoing opportunities for individuals as well as community and stakeholder groups to provide feedback into the designs. Specialist community engagement consultancy ECF has been appointed as part of the team to run that process. Following the engagement programme and completion of the RIBA stage 2 design work, the development proposals will be considered by councillors in November 2024. If approved, further development work would progress beyond RIBA stage 2, with comprehensive community engagement taking place throughout the project. Island is set to become one of the most sustainable workplaces in the North West but how is this achieved in practice? 🏗 The design of Manchester's next-gen, Net Zero carbon workplace considered every aspect from the earliest stages, recognising that in order to create a truly sustainable workspace, we would need to take a holistic approach which extends beyond environmental issues. This included the development of integrated strategies for servicing infrastructure and the building fabric which reduce embodied and operational carbon, as well as address a range of ESG factors. This not only ensures Island meets the highest environmental performance targets but also provides a workspace which supports the physical, psychological, and social health and well-being for its tenants. A smart Building Management System (BMS) is the backbone of the servicing strategy. It enables seamless, sustainable building management and prioritises tenant wellbeing by allowing operators to optimise air quality in real time. Complementing the BMS is a hybrid, mixed-mode ventilation system. This system uses a traffic light alert to signal when it’s optimal to open windows, reducing the building's dependence on mechanical systems and promoting natural airflow. These solutions are combined with the latest technologies to provide intuitive environmental controls, resilient connectivity, etc. and enhance the overall workplace environment across the 100,000 sqft space. They also play a crucial role in minimising the building's environmental footprint by efficiently managing waste and energy use. 40 years of placemaking 🎂 To celebrate Muse's 40th anniversary, David Roberts sat down with the team to discuss our ongoing partnership and the important role of community in shaping and enabling the delivery of great places. We first started working with Muse 15 years ago to deliver Merchant Gate in Wakefield and the Waterdale Masterplan in Doncaster - both of which included the creation of BREEAM Excellent Civic Offices. Most recently, our collaborative partnership coupled with deep community insight supported the successful refurbishment of the Grade II listed Lambeth Town Hall and introduction of a new Civic Centre, as part of the wider RIBA-Award winning redevelopment of Lambeth Civic Quarter. This landmark project also encompasses the transformation of a former Art Deco department store, Ivor House, into 26 apartments, and the creation of 168 homes across Hanbrook House and Olive Morris House. Parliament calling 📣 We were lucky enough to join Abdul A Ravat at the Houses of Parliament for the recent launch of an All-Party Parliamentary Group (APPG)'s report, The Regeneration of Outdated Sheltered Housing - researched and written by the Housing LIN and funded by Abbeyfield. The inquiry, chaired by Lord Best, and subsequent report explores the solutions required to meet "the urgent need for more, new purpose-built homes for later life" including the triage of existing stock for either demolition, in cases where homes are unsafe/non-compliant, or refurbishment. The report presents a new charter to help social housing providers more effectively determine the best course of action and guidance on how to do so both sustainably and in accordance with design best practice. Great to see 5 years of hard work finally come to fruition at Island this week - from an initial idea in response to its context, we introduced curved glass corners to each prominent approach to the building. These large expanses of glass help open up the facades and allow views into and out of the building, helping to activate John Dalton Street and the newly pedestrianised Ridgefield - whilst also becoming key features of the building. Since 2019, we have held onto that ambition through concept design, planning submissions, detailed design development, market testing, tendering, technical validation and finally, working alongside Acorn Aluminium Limited and Bowmer and Kirkland Ltd to help realise that vision in 2024... We're delighted to share that the RIBA Award Shortlisted Bromley Town Hall has been shortlisted again for an AJ Retrofit Award under the Conservation and historic category. Bromley Town Hall sensitively transforms multiple Art Deco sites into a highly flexible and sustainable co-working space, restaurant and 24-bedroom boutique hotel. Our work sought to repurpose two unoccupied Grade II-listed heritage assets while preserving the character for which they’re loved. The result, a new Bromley Town Hall, connects and reinvigorates these buildings to futureproof an important local landmark, now supportive a wider mixed-use function.
