'KCAP Finalise the Helguvik-Bergvik Framework Plan, in Iceland' #KCAP is excited to announce the successful delivery of the Helguvík-Bergvík Framework Plan, developed in partnership with Kadeco—the Keflavík Airport Development Company. This framework plan is the first project from the larger K64 Keflavík Airport Area Strategic Masterplan, which aims to transform key sites around #Iceland’s main international airport into a model for #economic #development. Located 4.5 km northeast of #Keflavík #Airport, the Helguvík-Bergvík Framework Plan envisions a sustainable #eco-#industrial #park, focusing on circular economy practices, innovation and resource efficiency. Key elements include industry selection, land use planning, infrastructure development and waste management systems. The plan targets industries that benefit from the airport's proximity and promotes #sustainable #land #use and #investment. The 345-hectare area is organised into six #character #zones—Clean Energy, Innovation Park, Circular Economy, Clean Building, Port Logistics, and Food and Bio-economy—each designed to support diverse #industrial activities. A central aluminum smelter and #port further enhance the park's operational efficiency. The plan also includes public transportation, pedestrian networks and leisure areas to foster vibrancy and #connectivity. Kadeco leads the collaboration between the Icelandic state, Isavia, Reykjanesbær and Suðurnesjabær, ensuring that the plan sets a benchmark for #sustainable #industrial #development in Iceland. Under the leadership of KCAP, the Helguvík-Bergvík Framework Plan has been developed together with Buro Happold, EFLA Consulting Engineers and BCI Global, and will serve to guide the municipalities of Reykjanesbær and Suðurnesjabær in implementing the long-term vision, for Helguvík-Bergvík. 'KCAP's "Temporary Art Center" Begins Construction, in Eindhoven!' #KCAP is excited to announce that #construction has officially begun on the new Temporary Art Center (#TAC); a #transformational project located in the heart of Eindhoven. Situated across from the PSV stadium, this project will bring a vibrant mix of new #residential and #creative spaces to the city. TAC is a much-cherished cultural incubator that's become a cornerstone of Eindhoven’s creative scene, and a place and space where #innovation, #art and #community all intersect. The center provides a dynamic platform for cultural #collaboration and creation, in a city that thrives on artistic energy. The #renovation of the existing TAC, is #sustainably driven, and will preserve the spirit of TAC as a cultural hotbed in the city, while providing it with a new home. It will introduce about 249 new #affordable #housing units, of which 85% are social housing, and 15% for the middle-market—split between an 11-storey tower, and a lower-rise building. There will also be about 80 #studios, supporting over 200 creative entrepreneurs, artists and designers. In addition to the residential offerings, the new development will also feature #exhibition spaces, horeca locations and #café, all on ground floor. Playfully, TAC's inner façades are set to be regularly painted with large new #murals, #celebrating the #creativity and dynamic spirit of the area, and its residents. Thanks to Focus on Impact, the Temporary Art Centre (TAC), Atelier Boetzkes, and to the rest of the project's team, and several others, for making this possible, including MIBA Bouwmanagement BV, Adviesbureau Tielemans BV, Sankomij Installatietechniek BV, Huybregts Relou (VB Groep), ASML, Volantis, Stijn Steenbakkers and Gemeente Eindhoven. 'KCAP's Piekstraat Tower Construction Site Open to Public 12 October' #KCAP is responsible for the design of a new #housing #tower currently under construction in Rotterdam, named the Piekstraat Tower. This new high-rise has a diverse program and for instance programming in its plinth, and it has been designed to offer exceptional urban living. With a variety of apartment types, each offers stunning #panoramic views of the city and river Maas. A key distinction of the tower is its gridded, glazed façade, huge balconies, and its stacked shifting volumes, which in some places, cantilever to create a silhouette that seems to twist-and turn, upon approach. As construction on the tower literally reaches new heights, we are excited to be able to invite the public, to view the building's progress. On Saturday 12 October, 13:30 and 14:30, two floors will be open to the public, offering a preview of the building and its views toward Rotterdam. The tower will eventually rise to c. 74 metres, with c. 140 apartments, ranging in size from c. 62 to c. 228 m2. Take this opportunity to #tour the building's open floors, envision life at #Piekstraat, and enjoy a walk through the future of this new building. 12 October 2024, 13:30-14:30 Location: Piekbrug, Rotterdam Floors 4 and 9 open to the public Read more about the project over on our website: https://lnkd.in/ecGmjHXU We look forward to seeing you at the Piekstraat Tower, this weekend!

‘KCAP Celebrate Opening of New Skate Park in Sibelius Park, in Oss’ On 5 October 2024, the ‘Urban Ox Park’ was officially opened in #Oss, the Netherlands! This skatepark, pumptrack, and calisthenics park are all located within the 25-hectare Sibelius Park in Oss—which has been redesigned by #KCAP and is currently under construction. The new design of Sibelius Park draws inspiration from the surrounding rural landscape, and is organised through a spatial framework—which integrates over 400 new trees, diverse topography, and a network of paths. This framework also enhances the park's readability and orientation while promoting a nature-inclusive, climate-adaptive environment. A distinctive "park ribbon" loops through the park, creating a signature identity and connecting its surroundings. The park’s amenities—spaces for play, sport, gardening, and relaxation—are concentrated along the loop, encouraging social interactions, enhancing visibility, and safety. In addition to Urban Ox Park, the broader 25-hectare park is undergoing further development, with more new areas soon to be completed. Stay tuned for future updates as the park continues to mature into a new fresh, leisurely, revitalised, sporty and multifunctional space, for everyone to enjoy. 'KCAP to Design Masterplan of Magasins Généraux in Le Havre, France' #KCAP is involved in designing the new masterplan for the #Magasins #Généraux in #LeHavre, #France—in a highly strategic area of the city that lies at the intersection of the centre, the port, and key neighbourhoods, including Brindeau and Saint-Nicolas. This site plays a crucial role in linking various parts of the city, due to its historical importance and its location near the developing Maritime Campus and the Vauban Docks. Our goal is to transform the area from a monofunctional business park into a flourishing revitalised district: merging business, housing and community spaces while respecting and preserving its #historical #maritime #character. Le Havre is one of France's largest #port cities, located at the estuary of the Seine, with a population of about 166.000. Its traditions and culture revolve around the city's history with the #ocean, which has long influenced its physical relationship to the #waterfront. This maritime heritage is crafted into vernacular architecture, where buildings echo nautical themes and reflects the city's seafaring culture. The masterplan places a strong emphasis on #climate #resilience, integrating extensive green and permeable surfaces to mitigate urban heat islands and reduce the risk of flooding from marine submersion. This approach ensures #flood #protection and environmental #sustainability are key drivers of the project, shaping public spaces, and overall urban design. The site is composed of two distinct parts. The northern part is characterised by its strong #heritage #identity, with nineteenth-century #warehouses, and our work will focus on restoring and revitalising these structures, ensuring their historical qualities are maintained. The southern part, which underwent many significant changes after the 1944 bombings, will be redesigned to improve #connectivity and introduce a mix of new uses, including housing, educational facilities and public amenities. The project also entails creating a #large #landscaped #garden that extends from the Vatine basin, which will become a central public space in the district. Additionally, permeable and green areas will be introduced to help mitigate the effects of urban heat islands, and enhance biodiversity. With a total program of 85.000 m² of floor space, the plan is based on the principle of creating a mixed-use, productive, #creative and #innovative #district in the city centre. The client of the project is the Ville du Havre, with a team composed of KCAP and PHYTOLAB, Atelier Franck Boutté, STUDIO VICARINI, Egis, and Enviroscop.
