Budgets, elections and notable uplift in sentiment in the Dublin office market. CBRE Ireland released their Q3 Dublin Office Market Report, the news is positive. Some key takeaways: ▪️ Sustainable space accounts for 60% of take-up. ▪️ Take-up in the last two quarters combined has outstripped the entire year of activity in 2023. ▪️ The strong level of reserved stock and demand requirements are also encouraging, and sentiment is arguably its most positive since prior to the pandemic. ▪️ The market is not without its challenges however. The overhang of vacant and redundant stock remains. ▪️ Full-year take-up will likely surpass 185,800 sq m. We are delighted to share a progress update at our Waterfront site where we are building Citi’s new EMEA HQ. Work has now commenced on the fifth floor of the building and the fabrication of the Façade off site is well under way. Additionally, the distinctive raking columns can be seen on the South and West elevation. It is great to see significant progress of the redevelopment of this historical site in Dublin Docklands, which upon completion will deliver a 450k sq. ft. GIA Grade A office block for Citi. The next phases of this development will include two additional commercial blocks totalling 373k sq. ft. The Ireland Strategic Investment Fund (ISIF) has today announced a commitment of €35.5m to Timbercreek Capital’s second Ireland focused Real Estate Fund, which will provide bespoke loans for the refurbishment of existing buildings and change of use, across all sectors of the Irish real estate market. This commitment aligns with ISIF’s housing and enabling investments and urban regeneration impact themes and will see properties across Ireland benefit from this financing to repurpose existing buildings. Sarah Hickey, Senior Investment Director at ISIF said: “Delivering investments that will provide housing in a highly sustainable way is a core focus for ISIF. This commitment to Timbercreek’s second Real Estate Ireland Fund is aligned with that focus and supports ISIF’s target of providing 25,000 new homes by 2030 through a range of debt and equity investments.
