It's been a pleasure to provide a £525 million senior loan to Fattal Hotels alongside our longstanding partner Migdal Insurance. In Fattal, we have both an operator of the highest calibre as well as a funding partner that is willing to step up when required. The London hotel market is proving to be a compelling investment opportunity as it continues to recover post COVID-19 and we will continue to seek out best-in-class investments such as this. Totalling over 1,300 bedrooms, the four hotels being refinanced are the NYX Hotel London Holborn, Leonardo Royal Hotel London City, Leonardo Royal Hotel London Tower Bridge and Leonardo Royal Hotel London St Paul's. These well-performing hotels have undergone significant refurbishment since being acquired by Fattal in 2019. They provide high-quality facilities, including meeting and event spaces, bars and restaurants, swimming pools, gyms, beauty spas and holistic therapy rooms. Hilltop is excited to announce completion of a £17m loan to Purple Pepper Partnership to fund development of 103 affordably priced flats in Hastings, with ~85% of units targeted at the local rental market. Hastings faces an acute undersupply of housing, with new delivery falling 70% short of estimated need, according to the most recent Housing Delivery Test. We are truly honoured to have received four awards from Real Estate Capital Europe. Thank you to everyone who voted for us. These awards recognise the £5 billion we have lent over the last two years, the fundraising for the upcoming iterations of our CRECH programme, and deals such as a €250 million senior loan to develop 770 new homes in Milan, and the structuring of a £780 million loan alongside J.P. Morgan for the refinancing of Wembley Park in London. Real Estate Capital Europe described the latter as a bellwether for best-in-class residential financing. #realestatedebt
