ALDI's High-Tech Hub: New Automated Distribution Centre to Power 200 + NSW Stores In the early stages of planning is an automated distribution centre by ALDI Stores Australia adjacent to Sydney's newest airport. The former poultry farm owned by Ingham is undergoing a master planning process, with enterprise, light industries and a local centre planned. ALDI's automated centre will cover about 90,000 sqm. Canterbury-Bankstown Moves on Employment Zone Changes With the NSW government standardising employment zones across NSW, all councils are required to update their land use planning rules by April 2025. City of Canterbury Bankstown is in the midst of doing so, having prepared a draft planning proposal to effect these changes. The new employment zonings will provide greater flexibility for landlords and tenants, permitting an array of uses that were not previously permitted. The site is at the southern end of a row of predominately rectilinear towers along York Street. The proposed upgrades include reconfiguring the ground floor to accommodate a lobby, reception and dining areas, and extensive rooftop enhancement for a bar/lounge. North Parramatta: New Parking Rates for Apartments City of Parramatta at its meeting on 11 June 24 resolved to approve the Parramatta CBD Supplementary Matters Planning Proposal. This proposal was prepared in response to outstanding matters relating from the finalisation of the Parramatta CBD planning proposal. Waverley Shape-Up: Council Moves to Preserve Housing Density Amid Trend of Luxury Redevelopments An emerging trend in Waverley LGA sees existing apartment blocks being replaced with single detached dwellings, large luxury apartments or duplexes. Waverley Council is unhappy with this trend, as R3 and R4 zoned land in the area should be doing the heavy lifting to meet its government-assigned housing targets. Council is now proposing a fundamental change to its local planning framework. Reimagining Chatswood: Balancing Growth, Housing and Commercial Vitality Willoughby City Council is rethinking the future of Chatswood CBD after the office vacancy rate has soared from 5% to north of 20% in the last few years. For over 20 years, Council has prohibited residential development on land zoned E2 Commercial Centre, which is what a large chunk of Chatswood CBD is zoned. Driving this re-evaluation is the huge slowdown in office developments, indicating this is no longer the highest and best use. While build-to-rent housing is permitted under the E2 Commercial Centre following the Housing SEPP, other forms of residential accommodation are not (e.g. build-to-sell). ________ Council has released a discussion paper aimed at exploring new land use stratgies for Chatswood CBD. Thomas St, Haymarket: 50 Storeys of Mixed Uses A new DA for a 50-storey slender skyscraper is under assessment by the City of Sydney. The site, which was identified for development uplift in the 2020 Central Sydney Planning Strategy, has undergone significant planning adjustments to unlock its potential. A successful rezoning saw the site's height and floor space ratio improve to 226 metres and 20:1. With declining demand for commercial office space, the DA plans 24 storeys of build-to-rent housing, totalling 279 apartments.
