Our global coverage and amplified outreach drive success for all. Our model is built on collaboration and transparency and supported by an inclusive culture. We promote properties and share fees to build connections and create wealth together.
The SVN® brand was founded in 1987 out of a desire to improve the commercial real estate industry for all stakeholders through cooperation and organized competition. SVN is now a globally recognized commercial real estate brand united by a shared vision of creating value with clients, colleagues and our communities. When you choose SVN you mobilize the entire SVN organization of experts and all our trusted relationships to act on your behalf. This shared network is the SVN Difference.
Our focus on moving the commercial real estate industry forward has attracted a strong and powerful team of real estate professionals. Together, we have grown the SVN® brand into a globally recognized establishment that continues to grow and prosper.
Sarah’s favorite SVN Core Covenant: #2: Cooperate proactively and place my clients’ best interests above my own.
Our SVN Culture is all about encouragement and consideration of each other. We are family and we listen to each other. I appreciate how we at SVN are mindful of our client’s challenges, how we listen to them, and how we place our client’s concerns before all else. This behavior often extends into all sectors of the CRE industry. You can see this when SVN Advisors and staff interact with their clients, vendors and related businesses.
Camille’s favorite SVN Core Covenant: #9: Focus on the positive and the possible.
This core covenant resonates with me because it is foundational to SVN's culture and the way we do business together and with our clients. A positive mindset is like a superpower. When faced with challenges, keeping a positive outlook and staying open to what's possible leads to better ideas, better problem-solving, and stronger relationships.
Julian’s favorite SVN Core Covenant: #3: Include, respect, and support all members of the commercial real estate industry.
I like this Core Covenant due to the fact that it exemplifies everything that SVN stands for as a brand. By working with the entire commercial real estate community, it truly gives our clients the best chance of getting the most out of the properties they are trying to sell (as told by the 9.6% Report). "Sharing 50% of commissions, 100% of the time." It is rare in this industry to encourage working with those outside of your network, but doing so speaks volumes about our culture and the SVN Difference.
Cameron’s favorite SVN Core Covenant:
#4: Honor my commitments.
I love the expression that the "best ability is availability." In an era where high levels of distraction are the norm — dependability is an underrated trait.
Mariel’s favorite SVN Core Covenant: #9: Focus on the positive and the possible.
Our thoughts shape our reality, and what we think becomes how we move through the world and our life every day. Choosing positive thoughts and leaving room for what's possible allows you to approach situations with a "can-do" attitude and create better outcomes.
This is my favorite covenant because in the world of contracts conflicts naturally flow from the engagement. To make fruitful relationships for all parties, the best way to resolve conflicts is to quickly design a solution that is professional in nature where all parties can effectively move forward.
John’s favorite SVN Core Covenant: #9: Focus on the positive and the possible.
Nobody likes a negative Nancy. By constantly looking for the positive and exerting energy into things we can impact, we create an atmosphere of 'yes we can' which is infectious.
Stephanie's favorite SVN Core Covenant: #3: Include, respect, and support all members of the commercial real estate industry.
I have been a member of the CRE community going on 8 years now, and I have found it to be much like a family. Those from various backgrounds and asset classes are able to work together and benefit together.

Dean Saunders, ALC, CCIM is Founder, Managing Director, & Senior Advisor at SVN | Saunders Ralston Dantzler Real Estate in Lakeland, Florida. Since 1985, Dean has specialized in Florida land and conservation easements. He served in the US Senate as Agricultural Liaison, Special Assistant, and Director of External Affairs to US Senator Lawton Chiles, then Governor Chiles (D-FL). From 1992 to 1996 he served in the Florida House of Representatives. Combining a passion for supporting landowner property rights while also conserving natural land in Florida, Dean proposed and became one of three main sponsors of Bert J. Harris Private Property Rights Protection Act. This legislation later evolved into Florida’s conservation easements programs. The concept of state-owned conservation easements was truly revolutionary 25 years ago, but the success of this idea is recognized today as a tremendous positive impact on our state.
He comes from an eighth-generation Florida agricultural family, earned a BSA from the University of Florida in Fruit Crops, Food and Resource Economics, and is a recognized Florida land and conservation easement authority. In 1996, Dean formed the real estate brokerage firm as Saunders Real Estate, LLC and affiliated with the Coldwell Banker Commercial brand in early 2006. This affiliation brought a national and global presence to the firm. In 2019, Saunders Real Estate affiliated with the SVN Shared Value Network®, a globally recognized commercial real estate brand united by a shared vision of creating value with clients, colleagues, and communities. The brokerage also more fully integrated with its sister company, Saunders Ralston Dantzler Realty, a comprehensive commercial real estate brokerage, to become SVN | Saunders Ralston Dantzler Real Estate.
As an industry authority, Dean is published and quoted in a variety of respected journals, such as The Land Report, Florida Investor, Florida Trend, and Florida Forests. He authored the benchmark, award-winning consumer publication, “We Create Solutions: A Primer on Conservation Easements” and produces a real estate Florida land conference based upon his innovative work through the Lay of the Land Market Report. The report is the only source for verified Florida land sales and values for specific land property types.
Dean resides in Lakeland, FL, with his wife, Gina, and enjoys spending quality time with their children and grandchildren. He is an avid hunter with numerous trophy mounts. Each year, the Saunders family commissions an original painting to add to The Saunders Collection: Natural Lands of Florida and Agricultural Heritage from well-known Florida wildlife artists.
